Yes. Your listing appears on REcolorado just like any other listing. Buyer's agents search the same MLS regardless of the listing broker. You can also offer buyer's agent compensation — we'll help you structure that in a NAR-compliant way outside of the MLS listing itself.
National platforms often assign your listing to a third-party broker in your state who may have never heard of your neighborhood. We're a local Colorado brokerage — your broker lives and works in Boulder County, knows the market, and is directly reachable. You're not a ticket in a queue.
Our home base and deepest local knowledge is the Front Range — Boulder, Broomfield, Jefferson, Larimer, Weld and surrounding counties — where we list on REcolorado. We're also actively expanding MLS coverage to serve sellers elsewhere in Colorado, including the Colorado Springs area. If you're outside the Front Range, reach out and we'll confirm whether we can list your property.
No. We configure Supra One (formerly BrokerBay) for your listing. Buyer's agents call an automated scheduling line, and you receive a notification to approve or deny directly from your phone. You never have to coordinate individually with agents — the system handles it.
You can add offer review and negotiation support at $150/hour, billed in 10-minute increments — just request it in writing and we'll confirm.
The $599 flat fee is non-refundable once your listing is live on MLS. After listing goes live, a $500 fee applies for cancellations within the first 30 days, and $750 for day 31 and beyond — this covers broker time already invested.
No. Following the NAR settlement (August 2024), buyer's agent compensation cannot be advertised on the MLS and is fully negotiable. You can choose to offer it outside the MLS, offer a general seller concession, or negotiate it as part of an offer. We'll walk you through the options.
All listings are active for 6 months from the MLS entry date. If needed, extensions can be arranged in writing by mutual agreement.
Mark Peters is a real estate investor and licensed Colorado broker who has been buying, renovating, and managing residential properties since before he ever thought about getting his license. He got licensed in 2012 — primarily to stop paying commissions on his own flips — and quickly realized that most sellers could benefit from the same approach: professional MLS access without the traditional fee structure.
His background goes well beyond real estate paperwork. Mark is a residential general contractor with hands-on experience from foundation work to full gut rehabs, including environmentally complex projects. He understands wells, septic systems, plumbing, electrical, and virtually every other aspect of how a home is built and what it costs to fix. He has also managed rental portfolios, giving him a practical understanding of investment property that most brokers simply don't have.
That depth of knowledge is what makes A+ Property different. When Mark reviews a disclosure or walks through a property issue with you, he's not guessing — he's speaking from experience. The flat fee model exists because he believes sellers deserve professional representation without leaving tens of thousands of dollars on the table.
